Q3 2026 Quarterly Review

San Diego, CA – October 15, 2026 – As we close out the third quarter of 2026, Equity Street Capital remains focused on navigating an evolving commercial real estate market while maintaining strong portfolio operations and positioning our investments for long-term growth.

Despite continued economic uncertainty, elevated interest rates, and shifting market conditions, our portfolio continues to demonstrate resilience across the multifamily, office, and retail sectors.

In this quarterly review, we share highlights from our portfolio, our perspective on the current market, and updates from the Equity Street Capital community.

Bringing Our Investors Together in San Diego

One of the highlights of the third quarter was welcoming our investors to San Diego in September for our in-person Equity Street Capital Open House and Property Tour.

The event provided an opportunity to connect with our investment partners, share portfolio and market updates, and offer a firsthand look at one of our local multifamily properties.

We want to thank everyone who traveled to join us. Building lasting relationships with our investors remains a cornerstone of Equity Street Capital, and we look forward to hosting more events and connecting with partners across the country.

Q3 2026 Portfolio Performance

Our diversified commercial real estate portfolio continues to demonstrate stable occupancy across our core asset classes. While market conditions vary by region and property type, our team remains focused on operational performance, tenant retention, and identifying opportunities to create long-term value.

Multifamily Portfolio: 3,676 Units Across Seven States

Our multifamily portfolio, comprising 3,676 apartment units across seven states, ended the third quarter at 92% occupancy.

Multifamily markets continue to adjust as newly constructed apartment communities delivered over the past several years are gradually absorbed. While this additional supply has created competitive pressure in certain markets, we remain focused on maintaining occupancy, managing operating expenses, and positioning our communities for long-term performance.

Office Portfolio: 92.5% Leased

Our coastal Florida office portfolio ended the quarter 92.5% leased, reflecting continued stability across our properties.

After several challenging years for the office sector, early signs suggest that capital markets are beginning to show renewed interest in select commercial office assets. While the recovery remains uneven, improving investor sentiment could create opportunities for well-positioned properties in desirable markets.

Retail Portfolio: 95% Occupancy

Our retail portfolio continues to perform well, ending Q3 2026 at 95% weighted occupancy.

Demand for premium retail space remains elevated, supported by limited new construction and continued consumer spending. These fundamentals have helped sustain leasing activity and reinforce the appeal of well-located retail properties.

Across our retail investments, we remain focused on maintaining strong tenant relationships and maximizing the long-term value of our assets.

Commercial Real Estate Market Outlook: Navigating Today’s Opportunities

The commercial real estate industry continues to navigate a complex economic environment shaped by elevated interest rates, persistent inflation, and ongoing geopolitical tensions.

In September 2026, the Federal Reserve raised its federal funds target range by 0.25 percentage points, marking its first rate increase since 2023, in an effort to combat persistent inflation. An additional rate increase is anticipated before the end of 2026, adding further uncertainty to borrowing costs and commercial real estate financing.

Elevated interest rates, combined with continued inflation concerns, have contributed to slower transaction activity throughout the commercial real estate industry as buyers and sellers adjust to changing financing conditions and property valuations.

At the same time, a significant volume of commercial real estate debt is approaching maturity across the industry. As property owners face refinancing decisions, some may be forced to sell assets or seek new equity partners, potentially creating attractive acquisition opportunities.

We believe this environment presents opportunities for disciplined, well-capitalized, and experienced investors like the Equity Street Capital community.

Our approach remains focused on identifying fundamentally sound investments, maintaining disciplined underwriting standards, and positioning our portfolio to capitalize on opportunities that emerge throughout changing market cycles.

Looking Ahead to Q4 2026

As we enter the final quarter of 2026, our team remains focused on strengthening portfolio operations, evaluating emerging opportunities, and positioning our investments for long-term success.

We recognize that successful real estate investing requires patience, discipline, and the ability to adapt to changing market conditions. Our commitment to these principles remains unchanged.

Most importantly, we want to thank our investors and partners for their continued trust and confidence in Equity Street Capital.

We look forward to finishing the year strong and sharing more updates, investment opportunities, and opportunities to connect with our investor community in the months ahead.
