San Diego, CA – September 2026 – Last week, Equity Street Capital welcomed more than 40 investors to our San Diego office for two days of property tours, market updates, portfolio insights, and conversations with our team.
The Investor Open House was designed to give our investors a closer look at what we’re seeing in the market, what we’re working on, and, most importantly, the people, properties, and strategy behind Equity Street Capital.
We started the event Thursday evening with a happy hour at our office, giving investors who arrived early an opportunity to meet the Equity Street Capital and Toro Street teams in a casual setting.
It was a great way to kick off the event and, for many attendees, put faces to names they’ve been communicating with throughout the year. More than anything, it gave everyone a chance to connect before Friday.
Friday morning began with coffee at the office before we boarded a bus and headed out to Pacific Beach.
One of the highlights of the Open House was visiting a local apartment community already within the portfolio. Rather than simply talking about an investment from a conference room, investors were able to walk the property, tour several units, and see the asset firsthand.
We also took some time to tour the surrounding Pacific Beach neighborhood, providing additional context around the location and the broader coastal San Diego market.
For us, there is real value in getting out from behind the spreadsheets and seeing the properties and neighborhoods in person. It gives investors another perspective on the assets they own and the markets in which we invest.
After returning to the office, investors received a presentation speaking to the broader portfolio and current market environment.
The Equity Street Capital team provided high-level updates on the portfolio, followed by market perspectives from Paul Esajian and Paul Shively. The discussion covered what we’re currently seeing in commercial real estate, how we’re thinking about opportunities in today’s environment, and some of the factors we continue to watch as we evaluate investments.
Attendees also had an opportunity to hear from the Toro Street team and learn more about their investments and role alongside Equity Street Capital.
The goal wasn’t to spend the day buried in presentations. Instead, we wanted to provide useful context, answer questions, and create an open conversation around the portfolio and the market.
The day wrapped up with lunch and additional networking at the office.
While property tours and market updates were an important part of the event, one of the biggest takeaways was simply having so many members of our investor community together in one place.
We believe investing is better when there is an opportunity to understand not only where your capital is invested, but also the people and strategy behind it. Events like this give us the chance to strengthen those relationships, share what we’re learning, and create a more connected investor community.
